Custom coastal builds are concentrated in Palm Beach County, from Boca Raton to Palm Beach, where we acquire distressed teardown lots and construct $5–$12M finished-tier residences. Multifamily acquisitions run across the broader Southeast Sun Belt, where institutional-quality assets clear at a basis our discipline can underwrite.

The geographies are different on purpose. Each track operates in the market where its math works. Both tracks share a single underwriting standard, the same investment committee, and the same construction and sourcing relationships.

Our team has underwritten alongside institutional capital, including Carlyle, Nuveen, and other major funds. The same rigor they apply at the $500M+ deal level is the standard we apply to every check we accept.

Capital discipline.

Most private real estate sponsors at our check size show investors a single base case, marketed as conservative, that quietly requires a perfect environment to clear. We don't operate that way. Every deal is stress-tested the way an institutional allocator would test it: construction cost overruns, interest rate shocks, hold-period extensions, exit cap rate expansion, and lease-up delays modeled against a base case that already assumes a slower market than today's. If the downside case still produces a positive return, the deal earns a check. If it requires a perfect environment to clear, we pass, and we tell our partners exactly why.

Operator execution.

Capital alone doesn't manufacture value, the operator does. The build and property management teams executing every Lot 29 deal are already in place. Credentialed, submarket-experienced, and accountable to verifiable track records on the assets they've delivered. Their vendor networks, subcontractor relationships, and on-the-ground market intelligence are what turn an underwritten model into a delivered asset, on schedule, on budget, and to the standard our investors expect.

Investor transparency.

Family offices and HNW partners receive the same caliber of reporting that institutional LPs demand from billion-dollar funds. Quarterly performance reports with variance against original underwriting, deal-level financial controls, real-time portal access to documents and distributions, and direct line-of-sight to the principals on every deal. No surprises, no spin, no quiet repositioning of the story when a deal moves off plan.
